The City entered into
an economic study to forecast future revenues, expenses and
recommend policies/programs to ensure a viable economic future.
Phase 1 of the study looked at the city's future revenues/expenses,
retail sales loss and the associated square footage of retail
needed to capture that loss. Phase 2 was to examine land use
alternatives and other opportunities to ensure sufficient
revenues for our city. |

Due to a slowing in
property tax growth that will result from the impending
"build-out", Phase 1 forecasts deficits begin in 2012 for the
City. This shouldn't be considered a crisis, but Phase 2
would help provide the answers on how to move forward. The
City has recently decided NOT to pursue a Phase 2 study, but
will instead evaluate individual issues e.g. retail, tourism,
etc. Find out what was intended for Phase 2. |
